Lakefront lot and hunting club membership for sale!

Have you ever dreamed of owning a hunting and fishing paradise, but you just can’t justify a multi million dollar investment? Consider buying Lot 2 at the Briarpatch.

The Briarpatch is a 1,470 acre managed paradise in central Alabama in Coosa County. It has a 100 acre lake and a 32 acre lake, also managed for optimum fishing. If you own a lot on the private Lake Dewitt, you are a member in the club that owns and fishes the two lakes, plus hunts the remaining acreage. By owning a lot in the Briarpatch, you join fourteen other of your fellow land owners and club members to have access to this prime hunting land. The purchase price includes the lot, plus a 1/15th ownership in the Briarpatch LLC.

If you are an avid and discriminating hunter, you know that the proper habitat for wildlife takes lots of control and lots of acreage. There is no way to manage for trophy deer, turkeys, and other game on a small plot of land. But with a large section of land, it becomes a burden without professional help. Similarly, the two private lakes on the Briarpatch property are big enough and managed enough that your fishing experience is almost guaranteed. If you don’t catch fish…. big fish… it’s pretty much your fault!

Lot 2 at the Briarpatch is lakeside on Lake Dewitt. It is ready for your dream home, but if you’re not quite ready, don’t worry – double covered boat house is already constructed for you. Power and water are on site for you to start having fun now.

Yet, there’s no need to wait to build a home before you start enjoying your membership privileges. The club owns two homes that are available to rent when you come for your vacation. Just pay the cleanup fee weather you stay for one day or five! Your family or your business clients will love the rustic yet accessible decor of the two homes. The club also owns four fishing boats on two different docks on the lakes.

The Briarpatch was created with the goal that the lot owners should be able to enjoy the pristine outdoors in a private club without having to spend precious time to constant maintenance. That’s why a full time manager has been employed for the last 17 years to take care of all of the details – from managing the lakes, to planting the fields and managing the timber. For the hunter, there are about 20 greenfields and 10 chufa and wheat fields, and about a dozen shooting houses spread throughout the property. Hunting and fishing rules have been established by the members to ensure safety, fun, and flourishing wildlife.

Yes, you’ll find the Briarpatch feels worlds away from civilization, yet it’s only 1 hour 40 minutes from Birmingham, 30 minutes from Lake Martin, 45 minutes from Montgomery and only 1 hour 5 minutes from the Shelby County Airport.

Lodges and Lakes:

As a lot owner and member of the Briarpatch, you’ll be amazed at the effortless enjoyment ahead of you. Let’s take a quick look at the lodges and the lakes.

The fifteen members of the Briarpatch, LLC, own two homes on the property that are reserved for the members’ exclusive benefit and usage. The main lodge sits on a hill overlooking the 100 acre Lake Dewitt. It is a three bed, three bath home with flat screen TV, dish network. screened porch, and room to entertain. The only thing you have to bring is your food, everything else is ready for you to entertain your family, friends, and business associates. There is not a nightly rental fee for members, only a one time cleanup fee. Everything else is taken care of by your membership dues.

There is also another home on the property owned by the membership called the Lake Cottage. The Lake Cottage is also on Lake Dewitt and is a two bed, two bath home. It is set up with dish network just like the main lodge, if you even get a chance to watch TV.

And speaking of the lakes, they are professionally managed by a consultant. To ensure the health of its trophy population the 100 acre lake is currently on an annual plan to remove 3,300 pounds of fish. The 32 acre lake’s goal is about 1,300. Just think – that’s a couple of tons worth of fish taken out every year, and that’s smart management. Details of the management plan are available upon request, but you can rest assured that if you become a lot owner you will be pleased with the level of concern that goes in to making sure the Briarpatch’s lakes are top quality.

Hunting Land:

If you are a hunter or any sort of wildlife enthusiast, you know that great habitat does not happen by accident. Careful attention must be paid to ensure that a southeastern hunting preserve has the right balance of pines, hardwoods, streamside management zones, and food plots.

The members of the Briarpatch LLC have known this for years, and have committed themselves to an active management program that uses all techniques of responsible forestry management. Timely timber harvesting is used along with other tools such as thinning and controlled burning to ensure that the stage is set for success. Similarly, supplemental feeding to the game is monitored and evaluated for management goals.

The Briarpatch has a well established systems of roads that give access to all parts of the property in case you would like to drive to arrive. Several covered shooting houses are available around the food plots for each member’s use and comfort.

But, if you like to hike in and climb in a tree stand, there are plenty of spots that are remote. You are limited only by your knowledge and skill in the lawful pursuit of game, whether it’s harvesting a big buck or gobbler, or just watching them walk through the woods.

Whatever your level of sportsmanship, there’s a spot in the woods for you at the Briarpatch. And remember, even if you don’t build a home immediately on Lot 2, you can still enjoy staying at the Briarpatch by using one of the two club owned homes.
