Q: What does Active, Pending and Closed mean in the Lake Martin MLS?
A: I get asked questions a lot about the information on listings that viewers see on my website (LakeMartinVoice.com). All of my information is pulled from the Lake Martin MLS which I consider to be the most accurate and updated database for waterfront property here at Lake Martin.
One of the fields of data we have is “Status.” When you see the Status = Active, that means the waterfront lot or home is currently for sale.
If the Status = Pending, it means that the property is under contract and the vast majority of time they close. When you see pending with a “Y”, that just means that the agent has said “Yes” there are contingencies to the contract. In reality, every contract has contingencies. Even ones that we say have “no contingencies” have some (clear title, etc.). The time that a home or lot is “pending” is usually about five or six weeks to allow for the buyers to do their due diligence, such as the lending process, any inspections, surveys, etc.
Once the sale has finalized and closed, the Status = Closed and it will be removed from the website. The reason it is removed is because, according to our Lake Martin MLS rules, sold properties are not allowed to be on public facing websites.
