Waterfront homes sold through the end of July 2019 was 214. We are really close to the number sold in 2017 (aka the best year ever at Lake Martin) which was 218. I think we can match or maybe beat 2017 this year. The five year average number of waterfront homes sold was 206.
I didn’t think prices had increased in 2019 but I was wrong! Prices are shifting upward. The largest percentage of waterfront homes sold were between $500-750k. This category represented 30% of all waterfront homes sold year to date this year. Five years ago the average Lake Martin waterfront homes sold were between $350-500k. Lots sold through the end of July 2019 were 31 as compared to 36 sold for the same period in 2018. Sales are down from our five year inventory average. I think this is a huge opportunity for buying a lot.
