A walkthrough is real estate slang for when the prospective buyer (you guessed it) walks through the home just before closing. First, walkthroughs at the lake are not a standard thing. A lot of people here at Lake Martin are coming from different states, and walkthroughs could be a standard part of the real estate process there. However, know that in Alabama nothing is standard. Therefore, if you want to have a walkthrough, then you need to have it in the contract.
Second, who should be present at a walkthrough? In general, I think sellers should not be at a walkthrough unless the buyers want them to be. Sometimes, it’s helpful for the sellers to be there to explain little quirks and traits about the lake house to the buyers. If you’re invited, then definitely come, but make sure you’re invited.
The third thing to think about is why would you want to walk through? I think a buyer would want to walk through to make sure that they understand some things. For example, if you’re buying furniture from the seller, then you need to make sure everything is there and in good condition. The seller needs to make sure they meet the buyer’s expectations and that everybody is on the same page.
