Does the view still matter on Lake Martin in Alabama when buying a house? A lot has changed in real estate lately. With all the new construction around the lake, does the view still matter? How do you price Lake Martin homes? In this blog, I will try and answer these questions and more that you might have when buying or selling a house.
Lake Martin is a second home community with many beautiful lakefront homes. As the real estate market evolves, many wonder if the emphasis on views remains as significant as ever. With recent changes in property sizes and amenities, the debate between prioritizing the view or focusing on the interior of the house is more relevant than ever.
How do you price Lake Martin real estate relative to the view? The Indian Shores neighborhood of Lake Martin, located on the south central side of the lake in Dadeville, has a good example of two homes that are in the same neighborhood but are radically different as far as the structure and the view of the house. These are both waterfront houses. However, one has a much bigger view but has been renovated over the years. The other house is brand new but with a smaller view. This house was one or two years old when it sold and is on the water in a slough. Which house sold for more? The house with the bigger view sold for $769k, while the newer home sold for $775k. Therefore, view is still a really important factor when purchasing a home. That is why it is important to have a local agent to help you out.
When the view at one house could be drastically different from the other, it is very important when you’re pricing a Lake Martin home. When selling or buying a home, it is crucial to get that part right. I’d love to help you out. I’m John Coley with Lake Martin Realty. Give me a call at the number on the top of this page.
