The first of the lot negotiation tips for Lake Martin would be to think about the sun. A lot of people get really hung up on the size of the lot and road frontage, which are both important. However, on Lake Martin, I think people overlook the importance of the sun.
Things like the sun’s location are important, so think about where you want the sun. Do you want sunrise or sunset? Do you want full sun or no sun where you eventually build your house? Think about the sun, and that will help you negotiate the type of lot you like.
Second, think about the boats on Lake Martin. When looking at lots, a lot of people don’t think about the boat traffic. Do you want to be in the middle of the action where you can see lots of things going on, or do you want to be in the middle of nowhere? You need a local person like me to help you figure out where the boat traffic is. That way, I can help you figure out where a good fit for your home is.
Third, you need to think about the septic system, because l’d say 90% of the lots on Lake Martin are gonna need to have their own septic system. There are very few exceptions, but most of the time you will have to have your own septic system.
Therefore, you need to know where the septic system is going to lay out in relation to your house and your driveway. This is important, because it’s going to affect where you’re going to be able to place your house.
