In this blog, I will talk about the condo market on Lake Martin in 2023. First, what are some stats about condo sales? For this analysis, I’ve included town homes, villas, and multi-family waterfront sales. When researching, we’ve learned in 2021, condos made up about 16% of the market. In 2022, condos made up about 21% of the market. So what happened in 2023? We’ve returned to about 16%.
What about the distribution? I get a lot of questions about this from condo sellers and buyers. What I found was that we had 2 one-bedroom sales, 14 two-bedroom sales, 19 three-bedroom sales, and 1 four-bedroom sale in 2023. This shows that most of your sales are going to be either two or three bedroom condos.
The top condo sales price ranges. The two-bedroom condos went for about 399k to about 600k. The three-bedroom condos were about 376k to 765k, and we had that one four-bedroom sell for 629k. My rule of thumb for condos is if somebody says they would like a two-bedroom condo I would tell them it’s about low 400s. If they say they want a three-bedroom, then I would tell them it is about mid 600s. So, that is the rule of thumb if you’re considering either selling your condo or buying your condo.
So what condo complexes had the most sales? Well, the highest number came from Crown Point with 13 sales. The next was Stoneview Summit at 7. Harbor Pointe was third at 6. Then, Sunset Pointe was fourth with 5, and North Lake Condo Club at 2. If you know Lake Martin well, then you’ll notice that Harbor Pointe, Stoneview, and Sunset Pointe are all in the StillWaters neighborhood. Crown Point is outside StillWaters in Blue Creek. It’s near Martin Dam and Chuck’s. North Lake Condo Club is also outside StillWaters and is located on the Alexander City side of the lake.
