Trillium is a waterfront neighborhood located on the Kowaliga Bay side of Lake Martin in Alabama. Originally developed by Russell Lands, Trillium is in one of the older developments. They started in the late 80s and early 90s. Trillium is typified by long woodsy lots, and it’s a pretty flat neighborhood.
Let’s discover Trillium on Lake Martin. In this blog, I’ll tell you about what you will see when driving around by car and boat in this neighborhood. I’ll also review some recent sales so you can kind of get an idea of what the price history is around Trillium.
The first thing you would discover while driving around Trillium on Lake Martin is that it has long driveways. Typically, the way they laid the lots out make for kind of long wooded lots. So, houses that sit 100 yards away from the road will at some points have a woodsy flat feel.
If you’re wondering where Trillium is on a map of Lake Martin, it is on the southwest side of Lake Martin which is right by Kowaliga Bridge. It’s just to the west of Kowaliga Bridge which means you’re close to Kowaliga restaurant. This also means that you’re close to Russell Crossroads.
There are a little over 200 lots in Trillium, but they started developing it in the late 1980s early 1990s. By now, probably 90% of those lots are built on, and so 20 lots in Trillium are not built on. The remaining 180 lots have homes on them.
I ran a report on how many homes get sold in Trillium per year. It showed five homes that have sold in the last two years. Therefore, there is an average of about two and a half home sales per year in Trillium. Of those five sales, the smallest sale was a little bit over a million dollars at $1.15 million. The highest one was a little over $3 million at $3.25 million. The other sales were right at $1.8 million, $2 million, and about $2.5 million.
Trillium is just like anywhere else on the Lake Martin in that the homes and the lots with the biggest views sell for the highest amounts. This is because the priority on Lake Martin is like I’ve said the view. The view is first, privacy is second, the location is third, and the home is fourth. So, when you have big huge water views with really nice homes that’s why you’re going to see these prices a lot higher inside Trillium than the Lake Martin average.
Like most waterfront neighborhoods on Lake Martin, only about 20% of homeowners here are full-time residents. It could be a little more than that in Trillium since it feels a little more like a neighborhood.
Trillium does not have any big neighborhood amenities. There’s no playground or anything like that, but it does have a cool feel in that it’s woodsy, flat and very walkable. When I’m showing houses in Trillium, on a Saturday especially, I see a lot of folks walking around and walking their dogs.
As far as neighborhood covenants go, it does have an Architectural Review Committee. Therefore, you do have to get your plans approved by them, but it doesn’t have any one builder that has to do anything. You just need to bring your plans and have them approved by the committee like the other Russell Lands’s neighborhoods. Covered boat docks are not allowed, but boat lifts are. However, you still need to go through the Architectural Review Committee for any of your dock additions as well as getting Alabama Power approval. This is the rule for anywhere on Lake Martin.
It’s a pretty mature neighborhood, because there’s not a whole lot of lots left. Some empty lots are still left in Trillium, but they’re pretty few and far between. Most of what you will see in this neighborhood are developed and already built homes. The homes that you see built have a variety of architectural styles.
