Kennebec Neighborhood on Lake Martin

In this blog, I wanted to share a Kennebec neighborhood update with you, especially if you’re curious about what’s been happening in one of Lake Martin Alabama’s most exclusive neighborhoods. I’ll share what has changed since 2018 and what has not changed.

What Has Not Changed at Kennebec 

This is a waterfront home neighborhood that is now about 5-6 years old since the first lots were released back in 2018. We are just now starting to see homes being completed. 

So here’s the deal: The high standards that originally defined Kennebec are still very much in place. The architectural covenants and restrictions haven’t changed. They’re still super strict about using only approved architects and builders.

Kennebec requires that you use an architect on their specific architect list which is a pretty small group. Similarly, they require you to use a builder on their builder list. This makes the look and feel of the neighborhood remain consistent and upscale.

If you have a house plan that you bought online and your brother-in-law is the builder, then Kennebec is probably not a good fit for you because of the emphasis on the custom design and build there.

On top of that, the specific exterior and roofing materials like natural stone and metal are still the go-to choices. This keeps everything looking cohesive and “touched” as my architect friends say.

What Has Changed at Kennebec

One of the coolest things that’s changed? Many of those approved architects have actually decided to build their own homes right in Kennebec! There’s even a unique house by Bobby McAlpine with a thatched straw roof that really stands out. It’s a great example of the custom designs you can expect in this neighborhood. 

Plus, it is still a gated community that requires a code to get in. Also, the location is still awesome! There are huge views of the central south side of Lake Martin. This is where Blue Creek and The Ridge come in as well as Chimney Rock.
