If we break down lot sales by neighborhood, which one is on top with the most waterfront lot sales in 2023? First, The Heritage had the top neighborhood lot sales with 28 sales for a total of $32.6 million. In second place, there was no formal neighborhood. There were 16 lots that sold for a total of $6.5 million. These are lots that are scattered around Lake Martin and are not in a formal neighborhood. In third place, 7 lots were sold in the Ridge with a total of almost $6 million. Fourth, Miners Cove sold seven lots for a total of $2.8 million. At fifth place, the Willows on Lake Martin sold 5 at $4.5 million. Last, Kennebec on Lake Martin sold 4 lots for $1.4 million. 

Lowest and Highest Priced Lot Sale of 2023 on Lake Martin

For the entirety of Lake Martin and all brokerages, the lowest lot sale in 2023 was $675,000 in a neighborhood called Andrew Jackson. The Andrew Jackson subdivision is located on the north side of the lake. The highest priced lot sale on Lake Martin was $3.5 million in the Ridge which beat last year’s record of $3 million. Therefore, it was a personal record for Lake Martin. I also get asked a lot about the cash percentage. In 2023, we had $61.1 million worth in total lot sales in the MLS, and about 50% of those waterfront lot sales were cash sales.
